 North Cyprus - Buying a Home

Northern Cyprus is a fast-growing and developing economy. Relaxation of travel arrangements between north Cyprus and the Republic of Cyprus and the possibility of EU membership, has lead to a major growth in private 'holiday home' developments throughout the country. The climate and relatively low cost of living also make north Cyprus a very popular choice for retirement overseas.

There is an abundance of property developers and estate agents in and around Kyrenia and Famagusta, all offering a multitude of opportunities for those wishing to purchase a holiday home in Northern Cyprus, either for their own use, or as an investment for the future.

 

Areas in Northern Cyprus featuring most of the villa developments include Kyrenia and its surrounding areas, Esentepe (a small coastal town some 12 miles east of Kyrenia), Famagusta and its surroundings and the small villages and towns along the eastern coastal road heading toward the Karpas peninsula, or 'pan handle' region of Cyprus. Most villa developments in Northern Cyprus are small scale and rarely offer more than 20 or so properties, each with their own pools. Some, much larger projects are under construction or recently completed and can be considered small towns within their own right. Larger developments tend to have their own infrastructure, including shops and restaurants. In the case of Esentepe, a world-class 18 hole golf course (the first in Northern Cyprus) has been built, and villa developments in this town reflect the popularity of this facility.

Prices will vary considerably, depending on the area chosen and the size of individual properties. In general though, it is widely accepted that new-build properties in north Cyprus are between 30 - 40 % cheaper than identical properties found in the (Greek) Republic of Cyprus. In addition to this advantage, Northern Cyprus is considered a more tranquil and peaceful country to buy a holiday home in. As a general indication of prices, you can expect to pay between £35,000 - £50,000 for a 3 or 4 bedroomed apartment in the Kyrenia area, and about 15% less for the same property in the Famagusta region. A 3 bedroomed villa with private swimming pool can be found for under £90,000 although expect to pay substantially more if you want to live in one of the 'best' areas such as Bellapais or Ozankoy.
